Our client is seeking an experienced Senior Quantity Surveyor to take a leading role in the commercial management and cost control of a major pharmaceutical construction project based in Limerick. The successful candidate will oversee all aspects of pre- and post-contract cost management, including subcontractor packages, variation control, forecasting, and value engineering.
This role involves acting as the key commercial liaison between the client, project team, consultants, and subcontractors to ensure that the project is delivered on time, within budget, and to the highest standards of quality and compliance. Reporting to the Head of Commercial, the Senior Quantity Surveyor will play a pivotal part in managing payment cycles, cost value reporting, and contractual administration.
Key Responsibilities
- Lead the commercial management of the project and promote a collaborative “one team” culture.
- Maintain and enhance Health, Safety, Environmental, and Sustainability standards.
- Develop and implement project-specific commercial and contract strategies.
- Prepare monthly payment applications and ensure a healthy cash position on all contracts.
- Oversee cost planning, budgeting, and forecasting through design and construction phases.
- Support procurement processes, including subcontractor appointments, tender reviews, and negotiations.
- Monitor and report on change control, project risks, and cost variations.
- Manage subcontractor accounts, payment schedules, retentions, and final settlements.
- Provide monthly commercial and financial reports, including earned value and cost-to-complete analysis.
- Ensure compliance with contractual, regulatory, and pharmaceutical-specific requirements.
- Attend site, design, and commercial meetings, providing insight on cost implications and project risks.
- Support dispute resolution, claims, and contract variations where required.
- Mentor junior team members and promote best practices in commercial management.
- Maintain cost libraries, benchmark data, and lessons learned for continuous improvement.
- Stay informed of legislative and industry changes that may impact project delivery.
Skills and Experience
- Degree-qualified in Quantity Surveying or a related discipline (Level 8 or equivalent).
- Minimum of 8 years’ experience in a similar role, ideally within the pharmaceutical or complex industrial sectors.
- Proven ability to manage the full commercial cycle on large-scale construction projects.
- Strong working knowledge of contracts including FIDIC, NEC, IChemE, and PWC.Experienced in change control, variation analysis, risk management, and earned value reporting.
- Proficient in MS Office applications (Word, Excel, PowerPoint, Project).
- Strong analytical, communication, and problem-solving skills.
- Ability to work autonomously and make sound commercial decisions.
- Full driving licence required.
